What do people want and expect from a Realtor when selling their home?

I am a licensed real estate broker in Missouri. Our state has requirements on what is due a client once they enter into a contractual real estate relationship with an agent or broker. That is what it is: a relationship! You will be protected by the rights of this relationship. 1) they must be honest in their dealings with you and any buyer that they help in your behalf. 2) they must obey the clients instructions/wishes- within the limits of real estate law 3) they must disclose all details required by state law about the selling property- and explain to the seller what these requirements are. 4) they must handle all monies with due care. There are state guidelines on the way escrow monies are handled. 5) as an agent for the seller- they are required to get you the best deal they can, monitarily. Yes, you heard it. We are required to advise you as to market value, available comps, lending restraints, anything that can and will affect the selling price of your property. Since the realtor is the one with this knowledge, that is as much what you are paying for when you pay a commission as the advertising is. If a realtor does their job correctly, you should never have a buyer come back and complain about any part of the transaction. Disclosures on the property, appraisal, inspections are made to both parties and agreed upon. Now days, a realtor has to be part marketing wiz, part lawyer, part negotiator in order to safe guard their clients interest. Look for someone who is well versed on real estate law, someone who has done enough deals that they know what the pitfalls are. They must also be well versed in all types of financing. Many times, knowing how to help the buyer get financed will be the difference between a sale or no-sale. Interview the realtor, ask the questions, see if you relate well. Do they take the time to inform you? or do they want to take care of it all? You need to know and understand how and where they will advertize, how often, will it be on the web? Where? To get what you are paying for, ask the questions, and get answers. If the realtor has done their job, you will be happy to pay that commission. Remember, realtors don’t get paid by the hour. They may spend hundreds of hours online, talking to potential buyers, showing your property, making up ad copy. Most people want to get paid for the hours they work, the way we get paid is we get the property sold! A good realtor does not list just to be listing property= they list to sell! Good Luck!
